Board of Directors Meeting

Those Present: J.Goselin, L.Weeks, L.May, I.Adamson, J.Trustey J.Harris.
D. Covert, Superintendent
C.Hannah, APM

The regular monthly meeting of the BOD was called together by Pres.J.Goselin.

The minutes of the previous meeting were read and approved.

Committee Reports

E.Strong, grounds chairperson, presented a proposal to the BOD with recommendations to enhance some of the common areas.

A motion was made and seconded to allocate $800.00 to the grounds committee. The motion passed unanimously

Owner’s Forum

U/O #242 M. Dubiel read her letter with complaints of her neighbor’s fence and deck,

U/O #49 L.Lockwood presented plans for new landscaping around her unit.A motion  was made and seconded to approve the owner’s plans. The motion was adopted unanimously.

Maintenance

Work orders were reviewed.

A motion was made and seconded to pursue at least two more quotes on installing a rubber roof on the club house. If the quotes are dramatically lower than the quote given by C.Luby ($3,765) a decision will be made by J.Goselin and D.Covert. The motion passed unanimously.

“Bubba Stump” has been hired to remove 5 stumps at a cost of $260.00 +tax.

A motion was made and seconded to allocate up to $3,000 to purchase mulch. The motion was adopted unanimously.

A motion was made and seconded to purchase top soil ( 5 to 10 yds) to cover bare spots in the common areas, the cost not to exceed $ 500.00. The motion passed unanimously.

Financials

L.May reported that we are approximately $2,000 under budget through the month of March

Our reserves total $363,000.

Manager’s Report.

Correspondence was reviewed.

The Amendment to the Age 55 Declaration has been approved by the owners

Old Business

Tree and shrub care….tabled

Clarification of  rule # 11.1 on the use of the club house…..tabled

According to M.H.By-Laws front stoops are a “limited common element” and therefore,the responsibility of repairing the stoops belongs to the owner.

Requisitions for termite control should first go to APM. APM will then make their recommendations to the BOD for approval.

MUNITAX…. Withdrawn from the agenda.

A request from u/o # 27 to have M.H Assoc. to assume the annual cost for the treatment of a Catalpa tree was denied.

A date will be set to meet with M.Alliod CPA to review the draft of the 2009 audit.

New Business

Arborist work for summer 2010 …..tabled

U/O #27 S.Tucker presented complaints regarding u/o #17’s use of joint garden bed.

The Board went into executive session.

The board came out of executive session.

The meeting was adjourned at 5:40 pm.
