The regular monthly meeting of the BOD was called together by Pres. J.Goselin
The minutes of the previous meeting were accepted as read.

Owners Forum
U/O #272 K.Collins thanked the BOD for the “keep right “ sign at the circle near the barn. She questioned whose responsibility it is to repair attached elements such as front stoops.
U/O # 171 R. Bouchard suggested that the BOD put in place a program to repair cracks in the cement or stucco foundations. Darien will take an inventory of those foundations in need of repair and prepare an estimated cost of repair.
U/O #57 A.D’Auria – an issue with Westside has been resolved
Maintenance
35 work orders have been completed
Top soiling has been completed
There are 15 to 20 decks that remain to be rebuilt.
Capitol Projects
Construction Engineer, T, Wentzel, has been hired to assess the damage to the Club House roof. Two main beams need to be replaced.
According to an arborist fourteen Locust trees on South Hollister Way are infected and need to be removed The BOD approved unanimously to have Ray’s Tree Works remove the Locust trees as well as two Pine trees at a cost of $10,000
Financials
L.May,Treas., reported that we are about $8,500 under budget.
A regular deposit of $7,500 was made to our reserve account. There is now $378,000 in the reserve account.

The calendar and correspondence were reviewed.
Old Business
C.Hannah reported that we are in compliance with the implementation of the 7.1.2010 CIOA rules regarding the conduct of BOD meetings
A letter from Attorney M. Perlstein was received by the BOD with the document overlay binder for Meadow Hill .
New Business
U/O# 94 submitted a proposal to make several changes to her unit.
- Replace small window with a patio door. This was approved unanimously by the BOD.
- Replace front entry door with a full glass insert. This request was denied by the BOD,
- Remove the wall between the kitchen and utility closets. This request was approved subject to a “hold-harmless” agreement and the installation of a separate shut off valve.
A motion was made and seconded to approve the changes to the M.H. rules. The motion passed unanimously.
U/O # 57 A.D’Auria- her request for permission to install a gas grill in the common area next to her unit was denied. She has agreed to install the grill on the patio.
U/O #292 N.Frazier requests that curbing at the end of his pathway be removed, at his expense, to facilitate the use of a wheelchair. All BOD members approved this request
The BOD went into executive session
The BOD came out of executive session.
The meeting was adjourned at 5:15 pm.
