Maintenance
The following motions were made and seconded and approved by the BOD:
The replacement of a handrail near units #136,138 148 at a cost of $1650 + tax.. Slate steps in this area were reinforced..
The installation of rubber roofs on three units at a cost of $1100 per roof.
The hiring of an Arborist to take down three trees and to do property wide pruning and dead wooding at a cost of $1450 + tax per day. The contractor is able to complete this project in two to three days.
The purchase of vertical blinds for the club house subject to sufficient negative input from owners. The cost is not to exceed $5,000. This expense will be funded out of the reserve fund.
Financials
The budget remains flat for next year.
L.May reported that we are $5,000 under budget at this time.
Our reserves total $335,000.
A CD with CT. River Comm. Bank was renewed for an additional 6 months @ 1.25% interest.
Managers Report
The BOD approved salary increases for Darien and Tim.
Work orders were reviewed.
Add to calendar next year a reminder to put a notice in the LARK in regard to holiday bonuses for the maintenance men.

Street and road signage- tabled.

New Business
The agenda for the annual meeting was changed to allow Attorney Matt Perlstein to speak after the minutes from the previous meeting were approved and before the annual reports were given.

The BOD came out of Executive Session
The meeting was adjourned at 5pm.
