Board of Directors Meeting
November, 2010

The regular monthly meeting of the Board of Directors of Meadow Hill was called to order at 3p.m. in the Clubhouse on Tuesday, November 16, 2010 by the president, John Goselin.

A quorum was present with the following directors in attendance: J. Goselin, L. Weeks, L. Fillion, L. May, J. Trustey, J. Harris
C. Hannah, APM

The minutes of the October 19, 2010 meeting were approved as written by unanimous consent.

Committee Reports-

L. Fillion- for the Welcoming Committee reported that our newest resident, Herman Post- unit 167, was given a welcome package. Complimentary tickets number 9 &10 were given to Herman.

Owners Forum

No comments raised from the floor.

The Maintenance Report-

Work orders were reviewed.

Capitol projects were reviewed.

Chimney caps and vent stacks are being observed as Maintenance is checking the roofs and cleaning gutters.

Treasurer’s report-

L. May, Treas.- reported that we are slightly under budget. A regular deposit of $7,500 was made in October and our total reserves are now $399,635. The clubhouse repairs are complete and we fully paid the $17,200 to Tedone for their work. We paid $4,500 to Tim Wentzall (Ct. Engineering) for the structural analysis and repair specifications.

The Association Manager’s report-

The calendar and correspondence were reviewed.

Old Business-

An article regarding the Meadow Hill Maintenance Standards will be published in an upcoming Lark as a reminder for all residents of their responsibilities.

The clubhouse roof repairs are completed with no leaks.

The small patching by US Paving will be rolled into the paving for Spring.

The research will be held until Spring on a proposal for a canopy over the end of the swimming pool deck adjacent to the large oak tree.

The 1 tree located by the parking area on Hollister Way South, which was responsible for owner’s car damage will be removed by Ray’s Tree Service soon.

New Business-

The Annual Meeting Notification package for the Dec. 2010 Annual Budget meeting was reviewed.

A noise complaint after 12 a.m. was suggested to be referred to the police department.

A request was made to investigate placing a unisex bathroom approximately 5X7 in the clubhouse second floor.

The BOD went into executive session at 3:45 p.m.

The BOD came out of executive session.

The meeting was adjourned at 4:32 p.m.
