7.4 Furnaces and air conditioners are classified as limited common properties: Unit Owners will be responsible for air conditioners serving their units. Unit Owners are responsible for the maintenance, repair of air conditioners and replacement of water heaters and compressors serving their unit. Unit Owners will be responsible for maintenance, repair and replacement of the furnace and heating and cooling ducts serving their units. The Association will be responsible for changing furnace filters no less than three times a year. Do you know when your furnace and / or hot water heater were replaced?
