Board of Directors Meeting
July,  2010

The regular monthly meeting of the Board of Directors of Meadow Hill was called to order at 3p.m. in the Clubhouse on Tuesday, July 20,  2010 by the president, John Goselin.
A quorum was present with the following directors in attendance: J. Goselin, L. May, L. Weeks, L.Fillion, J. Harris.
C. Hannah, APM

The following directors were absent: J. Trustey

Committee Reports

M. DeMay- noted 2  perspective rentals for the clubhouse: Labor day weekend and the 1st week in Nov.

Owners Forum

U/O# 217 M. Erf- asked for approval for a 2nd water faucet to be installed in the back of her unit.

U/O#272 K. Collins and U/O#288 S. MacGregor requested an answer to the issue of the removal of the 2 pine trees in the knoll that fronts unit 262.

U/O#48 J. Grant questioned the pet rules regarding the number of pets per unit and how to track compliance. She wanted clarification of the new age restriction terminology in the rules.

U/O#90 M. DeMay suggested adding pets to the census forms.

U/O# 97 J. Vollinger brought up the issue of cats allowed to roam without restraint and soiling around his flower beds.

U/O #94 R. Poole furnished updated information on her request for renovations on her unit. She reiterated that a Hold Harmless agreement will be signed making her responsible for the changes.

U/O#227 C. Wray  requested permission to hold a tag sale in the south parking lot the end of Sept.

The minutes of the  June 15, 2010 and  June 22, 2010 annual meeting were approved as written by unanimous consent.

The maintenance report

The report of large bees around units #179 and #334 was addressed and the suggestion was made to bear with them as they live for only a few weeks and they are difficult to get rid of since they nest in the ground. It was stated that they are not aggressive bees.

An update on the work for  units #334 and #324 on their erosion problems behind their units was requested.

Treasurer’s report

L. May, Treas. Reported that we are about $3,500 under budget. A regular deposit of $7,500 was made in June and our total reserves are now $386,6000.

The Association Manager’s report

The calendar and correspondence were reviewed.

Old Business

A motion was made and seconded to approve the removal of the 2 pine trees that front unit #252 and the replacement with appropriate plantings. The motion passed unanimously.

The approval of the document overlay binder for Meadow Hill from Attorney M. Perlstein was tabled for now.

A motion  was made and seconded for stump removal. The motion passed unanimously.

A motion was made and seconded for the approval of the changes to unit #94. The motion passed unanimously.

The meeting was adjourned at 6:15pm.
