Owners Forum
U/O E.Strong #112 , Grounds chairman, submitted a letter to the board outlining her recommendations based on discussions with Westside and Turf Master. She would like permission to remove three bushes next to her patio and establish a new perennial bed.
U/O #19 R.Parenteau- E.Shafer responded to the owner’s questions relating to the responsibility of the Meadow Hill Assoc. and the insurance company in regard to damage to carpeting that occurred during “ice-damming” last winter. The BOD will discuss this issue in executive session.
U/O M.Demay #90 questioned the responsibility of M.H.A.in regard to insurance claims. As the rental agent for the H.H and the C.H. she reported that there are no rentals listed.
Minutes of the previous meeting were read, corrected and approved.
Maintenance
D.Goselin, Amenities Chairman, was unable to attend the meeting . She forwarded a proposal that the drapes at the club houses be replaced with vertical blinds.
A motion was made and seconded to deny a request to replace the stove and refrigerator at the H.H All in favor.
All signs and some speed bumps have been installed on the roadways at an approximate cost of $1400.00
Street signs to be discussed at the next meeting.
Interior work, damages due to “ice=damming’, has been completed.
Darien and Lincoln to check the wall behind unit#53.
Financials
A reserve fund study proposal meeting with T.Wentzel of Ct.Property Engineering will take place on the 2oth of Aug. at the H.H
A meeting with Advance Reserve solutions is planned for Aug. 26th. at the H.H.
We have approximately $320,000.00 in the reserve fund.
Managers Report
Vine cutting will be added to the Sept. calendar.
Sixty residents have responded to the census letter.
APM will notify u/o #122 that he is in violation of pool rules.
Correspondence
A letter was sent to u/o R.Parenteau informing him that Middle Oak Insurance does not afford coverage for damages to carpeting resulting from a roof leak. The owner may obtain a certificate of insurance by calling the association’s agent.
A meeting is planned for Aug. 27th @ 8:30am @ the H.H with Attorney Matt Perlstein to discuss the over 55 directive that the BOD issued and to understand what steps need to be taken to change the associations documents.
Old Business
Dog issues with u/o #44 have been resolved.
New Business
Decision to hire an Arborist to do tree trimming was tabled for further discussion.
A proposal to form a “welcome “ package geared to new residents will be on the agenda for the meeting in Sept.
A request by a realtor for a variance to the age 55 restriction on sale of unit #167was tabled until the census has been completed.
The BOD requests that changes be made to the text of the warranty release with PlyGem .
