Those Present: <\/strong>J.Goselin, L.Weeks, L.May, I.Adamson, J.Trustey,(J.Harris absent)
\nD.Covert, Superintendent
\nC.Hannah, Manager<\/p>\n

Owner\u2019s Forum<\/strong><\/p>\n

A representative from Turf-Master assured the owners present that once the pesticide product is dry there is no danger to their pets. The next application will take place in the spring.<\/p>\n

A. D\u2019Auria, Amenity Comm. co- chair, presented a proposal to the board for the replacement of the drapes at the club house. Vertical vinyl blinds are being considered. Requests by the comm. for a new exercise machine and the installation of cement slabs under the picnic tables were tabled<\/p>\n

Maintenance<\/strong><\/p>\n

Heat tapes are being installed on some units.<\/p>\n

A motion was made and seconded to approve a request by u\/o #334 to implement a plan to forestall further erosion on the south side of his unit. A vote was taken. All in favor of the motion with L.Weeks abstaining<\/p>\n

Heat sensor in the Greenhouse was replaced.<\/p>\n

The insurance company of the driver in involved in the accident that caused damage to the wall in front of Hollister House has accepted responsibility to repair the wall.<\/p>\n

Minutes of the previous meeting were read, corrected, and approved.<\/strong><\/p>\n

Financial<\/strong><\/p>\n

L.May presented an analysis of the budget report. The budget remains \u201cflat\u201d for next year with no common fee increase.<\/p>\n

The social fund is no longer a separate account; it has been added to the treasurer\u2019s account.<\/p>\n

A motion was made and seconded to approve a \u201cflat\u201d budget for next year with no increase in common fees. The motion passed unanimously.<\/p>\n

Managers Report<\/strong><\/p>\n

The calendar was reviewed<\/p>\n

A letter from Attorney M.Perlstein regarding the proposed Amendment to Declaration was discussed. A motion was made and seconded to adopt the amendment and vote to submit it to the unit owners for approval by agreement. All in favor.<\/p>\n

C.Hannah will create a cover letter to be included in the notification packet that owners will receive prior to the meeting.<\/p>\n

Old Business<\/strong><\/p>\n

A motion was made and seconded to eliminate the request for assigned parking for owners who do not own a garage. All in favor.<\/p>\n

L.Weeks proposed the placing of stop signs and street signs at certain locations throughout Meadow Hill. This will be open for discussion at the owners meeting in Dec.<\/p>\n

A decision was made by the board to reword rule #11.1making it clear that Hollister House is open to all resident meetings on a first come first served basis. The Club House, however, is open to all residents free of charge only if all residents are welcome to attend.<\/p>\n

J.Goselin will discuss the issue of color guide lines for doors and windows at the annual meeting in Dec.<\/p>\n

Printing of the By-Laws and Rules tabled until next year.<\/p>\n

New Business<\/strong><\/p>\n

The board reviewed the annual meeting notification package.<\/p>\n

Approved the \u201cflat\u201d budget for 2010.<\/p>\n

D.Covert will consult with P.Roser concerning the request by u\/o #227 C.Wray to install an additional outside light fixture.<\/p>\n

Approved a request by u\/o # 7 J.Trustey to have a gas line installed<\/p>\n
