He also provided a summary of the key items discussed at the January 7th Planning Meeting.

Finance: Brenda Berk: Our expenses for the year were $20K over plan. The board discussed getting bids for the whole community and billing back the residents for the cleaning. No decision was made. The Board will also contact our insurance people to see if we are being over-restrictive.

Hydrant Replacement: As you know, our fire hydrants are aging. Three of them (the Eddys) cannot get replacement parts. We have budgeted to replace two of these hydrants in 2026. And then one a year until we replace them all. Deb Wellington was concerned that waiting to replace them all might be a risk, so she contacted Matt Skehan of MDC for advice. He recommended the hydrants “warrant attention now rather than later”. The Board will research the expense to replace the three oldest this year and create a plan to address all the hydrants.

Defibrillator: Last year, the Board voted to put aside funds for an AED Device in the budget. If purchased, this device would be installed in the clubhouse for use in the clubhouse and at the pool. The Board members have strong opinions on this matter and are split on this issue. No decision was made, but the Board will have further discussion in the future prior to any vote.

Solar Program: The state has approved legislation for the installation of solar panels on the roofs of stand-alone condominiums in an HOA. The Board will gather more information through an adhoc committee on this topic.

Open Forum

Frank Cisz brought us up to date on the Hollister House. The builder is frustrated because the vendors are holding him up. The remainder of the wood flooring needs to be installed and so does the kitchen backsplash, for him to install the appliances. He hopes to finish at the end of the week.

Ed Litke recommended we offer a course in CPR for those interested, if we decide not to purchase the AED Device. He also suggested that Imagineers keep track of the high-risk items.

Darien Covert made a plea for everyone to follow the parking rules, especially if snow is in the forecast. He also wanted caregivers to follow the rules, as well.

Toni Dolan agreed that caregivers must follow the parking rules.

Kathy McCarthy-Proulx: requested we have the Head of Emergency Services come to speak to us about the importance of having an AED Device on the property, to inform the new members of the Board, before taking a vote.

Frank Cisz stated that most AED Devices are in public places that have trained qualified people in place to deal with a sudden cardiac arrest event.

Votes

A motion was made by Brenda Berk and seconded by Terry Bogli to approve $3,000 to R and R Landscaping Services for the removal of two trees near #66 and #324.
