MEADOW HILL
\nBOARD OF DIRECTORS MEETING
\nJANUARY 20, 2015<\/p>\n
The regular monthly meeting of the Board of Directors of Meadow Hill was called to order at 1:00 p.m. in the Clubhouse on Tuesday, January 20, 2015 by president, Luther Weeks.\u00a0 A quorum was present with the following in attendance:<\/p>\n
Directors:\u00a0 L. Weeks, M. Finnegan, D. Faxon and C. Pigaty
\nAPM:\u00a0 E. Schaefer and M. Belcher<\/p>\n
L. Weeks stated the following:
\n1.\u00a0\u00a0\u00a0\u00a0\u00a0 There will be 4 Board positions up for election in June this year \u2013 please consider running.
\n2.\u00a0\u00a0\u00a0\u00a0\u00a0 We will be forming a sidewalk paving committee.\u00a0 If you would like to be on this committee, please contact L. Weeks by Feb 10th.
\n3.\u00a0\u00a0\u00a0\u00a0\u00a0 We will be installing 10-year sealed-battery smoke detectors in units that require them. The cost will be approximately $50 each.<\/p>\n
The minutes from the December\u00a0 16, 2014 were BOD approved via e-mail.<\/p>\n
MAINTENANCE REPORT:<\/p>\n
Open and closed work orders were reviewed.<\/p>\n
Capital projects were reviewed.<\/p>\n
L. Weeks stated that a new personnel manual has been completed.<\/p>\n
COMMITTEE REPORTS:<\/p>\n
Finance \u2013 D. Faxon stated that a meeting of the Finance Committee was held on January 15, 2015.<\/p>\n
The plan will be presented to the Board for acceptance.<\/p>\n
Amenities \u2013 C. Pigaty made a motion to begin the painting on the upstairs of the clubhouse.\u00a0 Seconded by M. Finnegan.\u00a0 Passed unanimously.<\/p>\n
Neighbors meeting Neighbors \u2013 L. Fillion requested an additional cabinet they could put locks on in the kitchen \u2013 L. Weeks approved.<\/p>\n
OWNERS FORUM<\/p>\n
TREASURER\u2019S REPORT<\/p>\n
D. Faxon reported that we currently have liquid reserves of $388,913.\u00a0 Operating cash is $48,000.\u00a0 Currently $36,000 under budget.<\/p>\n
MANAGER\u2019S REPORT:<\/p>\n
Calendar was reviewed.<\/p>\n
E. Schaefer stated they are looking at an alternative vendor for the chimney caps.\u00a0 Should know cost by next meeting.<\/p>\n
OLD BUSINESS;<\/p>\n
D. Faxon asked to discuss the $6,300 still being held for BMW paving.\u00a0 L. Weeks stated this should be discussed in Executive Session.<\/p>\n
NEW BUSINESS;<\/p>\n
A motion was made by L. Weeks and seconded by C. Pigaty to purchase 100 smoke detectors -10 year sealed smoke\/monoxide detectors and 200 regular detectors and have maintenance install and bill back owners.\u00a0 Passed unanimously.<\/p>\n
D. Faxon presented the Capital Reserve Plan.\u00a0 A motion was made by D. Faxon and seconded by C. Pigaty to accept.\u00a0 Passed unanimously.<\/p>\n
The Board went into Executive Session at 2:10 p.m.\u00a0 The Board came out of Executive Session at 2:35.<\/p>\n
A motion was made by L. Weeks and seconded by D. Faxon to adjourn.\u00a0 Passed unanimously.<\/p>\n
