\nBOARD OF DIRECTORS MEETING
\nOCTOBER 21, 2014<\/p>\n
The regular monthly meeting of the Board of Directors of Meadow Hill was called to order at 3:00 pm in the Clubhouse on Tuesday, October 21, 2014, by the President,<\/p>\n
Luther Weeks.\u00a0 A quorum was resent with the following in attendance:
\n–\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Directors:\u00a0 D. Faxon, M Finnegan, C. Pigaty, Luther Weeks and R. Bouchard
\n–\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 APM:\u00a0 M. Belcher and E. Schaefer<\/p>\n
Richard Weingarten resigned from the Board 10\/10\/14.<\/p>\n
Carole Pigaty was unanimously elected Secretary.<\/p>\n
The minutes of the regular monthly board meeting held on September 26, 2014 were approved as written by the Board through email.<\/p>\n
Maintenance Report<\/strong><\/p>\n –\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Open and closed work orders were reviewed Vent stacks are the responsibility of the owners.\u00a0 The flashing is the responsibility of Meadow Hill.<\/p>\n The issue of putting a gate in front of the land fill was brought up.\u00a0 Several ideas were discussed and it was decided that this would be continued to the next meeting.<\/p>\n Committee Reports<\/strong><\/p>\n –\u00a0\u00a0 Welcoming Committee –\u00a0 L. Fillion\u00a0 welcomed\u00a0 Jack and Kuli Verravas, new Owner Forum<\/strong><\/p>\n Treasurer\u2019s report<\/strong><\/p>\n –\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 D. Faxon reported that we currently have $369,835 in liquid assets and $80,00 D Faxon asked to hire a new auditor.\u00a0 He had two quotes.\u00a0 One for $5,000 and one for $4,275.\u00a0 A motion was made by D. Faxon ( seconded by M. Finnegan) to go with Tomasetti, Kulas & Company, PC which was the lower bid.<\/p>\n Manager\u2019s Report<\/strong><\/p>\n –\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 E. Schaefer stated he would be at the budget meeting on the November 23. Old Business<\/strong><\/p>\n A motion was made by L. Weeks ( seconded by D. Faxon )to put in a welded railing near unit 179.\u00a0 Motion to spend $1,000 was unanimously approved.<\/p>\n Still trying to set up a meeting with E.A. Quinn to come out and look at the weeds on the property.<\/p>\n New Business<\/strong><\/p>\n The following motions were made:<\/p>\n A motion by M. Finnegan (seconded by C. Pigaty) to not place removed snow in front of unit #133 \u2013 Jane Marcin.\u00a0 Motion passed unanimously.<\/p>\n A motion was made by R. Bouchard (seconded by D. Faxon) to put an arrow denoting ways to go around the circle by maintenance shed.\u00a0 Motion passed unanimously.<\/p>\n A motion made by M. Finegan (seconded by D. Faxon) to grant permission to\u00a0 owner of Unit 171 to install window on south side of unit and to replace skylight.\u00a0 Motion passed unanimously.<\/p>\n Executive Session:<\/strong><\/p>\n The Board went into Executive Session at 4:35 p.m.\u00a0 Board came out of Executive session at 5:05 pm.<\/p>\n A motion was made by Carole Pigaty (seconded by M. \n–\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Capital projects were reviewed<\/p>\n
\nowners of Unit #66 and provided them with welcoming package.
\n–\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Landscape Committee \u2013 M. Finnegan stated that a walk through
\nof the entire ommunity had been done and a list is being compiled.
\nWe pay for the irrigation system to be shut down for the winter and
\nstarting in the spring.
\n–\u00a0\u00a0\u00a0\u00a0\u00a0 Amenities Committee \u2013 C. Pigaty stated that Club House is open to all
\nresidents on the weekends from 9 am Saturday until 9 am Monday.
\nThis will be a 3 month trial basis.\u00a0 If there is a function scheduled, it will
\nbe closed. Work to be done on the Clubhouse will be recommended
\nin January 2015.<\/p>\n
\nnon liquid. There will be a meeting of the Budget committee on Thursday,
\nOctober 23rd.<\/p>\n
\nThe calendar was reviewed.<\/p>\n
